Moving to Yerevan in 2026: practical realities for cross-border movers

Yerevan absorbed significant cross-border movement after 2022. The expat infrastructure has matured. Here's the realistic 2026 picture.

Yerevan in 2026 is a different city from Yerevan in 2021. The inbound flows after 2022 reshaped the rental market, the tech ecosystem, and the expat services market. The city has absorbed and matured. What follows is the practical picture for new movers.

Yerevan specifically

Most cross-border-mover infrastructure in Armenia is concentrated in Yerevan. Other cities have less expat depth, smaller international school options, and a more limited professional services market for cross-border cases. For most cases, Yerevan is the practical answer.

Cost of living

Mid-2026 Yerevan is more expensive than mid-2021 Yerevan, but still meaningfully below Western EU baselines. Rental in the central districts has stabilised but is no longer the bargain of the early period. Other costs remain moderate.

Housing

The central districts (Kentron, parts of Arabkir, Komitas area) have the most expat-suitable rentals. Furnished one- and two-bedroom apartments at international-grade standards are available; the upper end of the market has been built out.

Schools

International schools have expanded to meet inbound demand. Options for English, Russian, French, and Armenian education exist with varying capacity. Plan placements well in advance of the move.

Healthcare

A mix of public and private. Private clinics in Yerevan handle most routine and many specialist needs at international standards. For complex care, treatment abroad through cooperation arrangements is common. International private cover is sensible for cross-border movers.

Connectivity

Yerevan's Zvartnots International Airport has expanded connectivity, particularly to European destinations. The flight network is markedly better than pre-2022.

Administrative

The administrative system has improved through digitalisation initiatives. The universal handle for administrative interactions is the personal identification number issued through residence registration.

Banking

Major Armenian banks handle new-resident onboarding with the standard documentation. Personal accounts open in days to weeks for clean cases.

What we tell movers

  • Plan Yerevan as the operational base.
  • Build private healthcare relationships early.
  • For families, school placement is the binding constraint.
  • Take Armenian language seriously over time for integration; Russian and English are widely used in business.
  • Plan tax residence from the move date.
  • Document source of funds carefully for banking and ongoing compliance.

Yerevan in 2026 is one of the more workable practical-life options outside the EU.
